    Rain-screening is a  weather resistant barrier that allows for drainage and helps bring the  moisture from the environment back to the exterior of the building. 

Without a  rain-screen, moisture can penetrate the exterior of the building and  cause serious damage to the structure, including mould and rot. In  British Columbia, many municipalities, including Vancouver, have mandated rain screens as part of their building codes. 

    Flashing must be installed above and below windows, doors, and any other penetrations through the cladding elements, in all types of wall systems. This includes openings in the exterior walls for building services such as exhaust and air intakes, install through  wall flashing (TWF) on the inside of above grade building envelopes to  direct water away from the exterior wall system to the exterior finish  layer, which is vital when using absorbent building materials like  brick.
